On occasions, we will consider entering into a joint venture/partnership with a landowner.
We will carry out all the necessary negotiations with the planning service and make sure that approved plans are drawn up and planning consent granted, then build the project, sell it (or allow the landowner to perhaps raise finance secured on it whilst still maintaining title) and split the profits from the venture in the proportions agreed between the two parties.
This can work very well if a landowner is inexperienced in development or just does not have the time or inclination to tackle the somewhat daunting planning system – within a few months a piece of land that is doing nothing (even if it is just part of a large garden, as long as there is access to to the road and the proposed development is suitable) can be converted i
nto a piece of valuable real estate that would bring in a very useful cash-injection to its owner.
